Retail Fitout 2D Drafting: What the Drawing Set Must Contain

Retail fitout drafting has a different rhythm to almost every other kind of 2D CAD work. The programme is short, the site is rarely as-built, the landlord has a design manual with non-negotiable requirements, and the store has to open on a date that was fixed before the drawings started.

That combination punishes generic drafting. Here is what a retail fitout drawing set actually has to contain, and where these projects usually go wrong.

What a Retail Fitout Drawing Set Contains

  • Existing conditions plan — the tenancy as found, not as leased. Column positions, slab levels, service entry points, base-build finishes and anything already demolished.
  • Demolition plan — what comes out, marked separately so the trade can price it without reading the whole set.
  • General arrangement / layout plan — fixtures, joinery, circulation, back-of-house, fitting rooms, POS positions.
  • Reflected ceiling plan — ceiling grid, bulkheads, lighting layout, sprinkler and detector positions, air outlets.
  • Joinery details — the drawings that actually get built from. Sections and elevations at 1:10 or 1:5, with materials, edge treatments, fixings and tolerances.
  • Elevations — internal shopfront, feature walls, and the external shopfront the landlord will assess.
  • Finishes schedule — every surface, keyed to the plan, with product codes.
  • Services coordination — electrical, data, lighting, hydraulic and mechanical, coordinated rather than three separate overlays.

The Landlord Design Manual Is the Real Specification

Most shopping-centre landlords issue a tenancy design manual, and it governs more than the shopfront. Typical requirements that must be reflected in the drawings from the first issue, not retrofitted at approval stage:

  • Shopfront setback, glazing line and maximum sign zone
  • Minimum ceiling heights and permitted bulkhead zones
  • Which base-build services may be modified and which may not be touched
  • Acoustic separation to neighbouring tenancies
  • Required drawing scales, title-block format and submission set composition
  • Fire services, egress widths and door swing directions

Read it before drafting starts. A set that is technically excellent and non-compliant with the design manual gets rejected exactly as fast as a bad one, and the resubmission cycle is usually the single largest programme risk on a retail job.

Where Retail Fitout Drawings Usually Go Wrong

Trusting the base-build drawings

The tenancy is almost never what the base-build set says it is. Slab levels drift, columns are out of position, a previous tenant left services in unexpected places. Measure the tenancy, or scan it. Drafting joinery to a dimension nobody verified is the most common cause of on-site rework in retail.

Joinery details drawn at the wrong scale

A joiner cannot build from a 1:50 plan. Carcass construction, panel thicknesses, edge details, shadow lines and fixing methods need 1:10 or 1:5. If the detail is not drawn, the joiner will decide it — and their decision will be the cheapest one.

Uncoordinated ceilings

Lighting drawn by one party, sprinklers by another, air outlets by a third, and nobody overlays them until the ceiling is being installed. The reflected ceiling plan is a coordination drawing, not a lighting drawing.

No revision discipline on a fast programme

Retail programmes generate constant small changes. Without clouded, numbered revisions and a maintained drawing register, a trade builds from a superseded sheet. On a six-week fitout there is no float to absorb that.

Rolling out a prototype without adapting it

Multi-site retail works from a brand prototype, but every tenancy differs in shape, services and landlord requirements. The prototype is the starting point, not the drawing set. The efficient approach is a standardised detail library plus a tenancy-specific layout — not a copied file with the dimensions edited.

Multi-Site Rollouts: Build the Library First

For a retailer rolling out ten or fifty stores, the leverage is in standardisation done once:

  • A block and detail library for repeating joinery, so a shelving system is drawn once and reused
  • A fixed layer standard, title block and sheet-numbering convention across every site
  • A finishes schedule template keyed to the brand’s product codes
  • A documented base set that each tenancy is adapted from, with a record of what changed and why

Standards and Compliance

Retail fitouts sit under the National Construction Code as Class 6 buildings, with accessibility a frequent point of failure at certification — counter heights, circulation widths, door approach clearances and fitting-room dimensions. The performance requirements are set by the Australian Building Codes Board, with AS 1428 called up for access and mobility. Drawing practice follows AS 1100.
